Tokyo’s 2025 Redevelopment Projects: What Investors Should Know—Part 1

Tokyo is constantly reinventing itself.

Tokyo Torch (Tokiwabashi Area near Tokyo Station)

  1. Overview & Scope:
    This is a transformative 3.1 hectare mixed-use redevelopment located in the Tokiwabashi district, directly in front of Tokyo Station. It will take over a decade to complete and will repurpose key infrastructure like utilities while revitalizing the district.

  2. Key Buildings:

    • Tokiwabashi Tower: Completed in June 2021, this 212 m, 43-floor skyscraper houses offices, retail, restaurants, and shared amenities (cafeterias, event spaces) atop 5 basement levels that include parking.

    • Torch Tower: When finished (around 2028), this 385–390 m skyscraper will be Japan’s tallest, anchoring the project as its centerpiece. Mitsubishi Estate broke ground in late 2023.

  3. Urban Impact:
    The project includes a 7,000 m² public plaza and extensive pedestrian networks, connecting seamlessly to Tokyo Station and surrounding hubs via underground passages.
