Shibuya Station Area Redevelopment

  1. Overview:
    Billed as a "once‑in‑a‑century" urban renewal, Shibuya's transformation spans from 2012 and is now entering its final phase. Completion has been pushed to fiscal year 2034.

  2. Major Projects:

    • Shibuya Hikarie: A 43-story tower completed earlier, hosting creative spaces, offices, theaters, and retail.

    • Shibuya Stream: Finished in 2018, this 35-floor complex includes offices (like Google Japan), hotel, retail, built over the former Tokyu Toyoko Line route.

    • Shibuya Scramble Square: Opened in 2019 (East Tower), this development includes offices, shops, and an observation deck ("Shibuya Sky"). Towers (Central & West) will complete by 2031.

    • Ongoing Enhancements: Complete station overhauls, expanded Hachikō Square, elevated pedestrian zones, underground concourses, and cultural/public spaces are being added to modernize connectivity and appeal.

  3. Investment Implications:
    With improved pedestrian flow, retail zones, and public amenities, property values—especially near transit and new plazas—are rising.
